BIA provided surveying, civil and environmental services for Pointe North, an 800-acre, mixed-use community with a retail center. The project involved approximately 160 single-family home sites and 200 apartment units, along with the design of a 30-acre recreation area on land that included an abandoned quarry. Some residences now overlook the quarry, and the overall area is an attractive natural setting, accessible to the entire community and interlaced with hiking trails.
BIA designed:
- 2.5 miles of roadways.
- 2 miles of sanitary sewer and water lines.
- Over 2.5 miles of a storm water collection system (which ran under the same roadways as the water and sewer system and required extensive design coordination to eliminate conflicts).
- Integration of 5 storm water control basins into the municipalitie's master drainage plans.
Other key BIA responsibilities included:
- Coordination of traffic and noise studies with project requirements.
- State and local project permitting.
- Coordination of a noise study.
- Design of a sound mitigation barrier.
- Coordination of approval process with the PA Department of Transportation and Hanover Township for state road access.
- Working with local officials to incorporate the municipality's needs into the project.
- Construction stakeout.
