Pennfield Place / Heatherfield

Since the early 1990s, BIA has been providing civil engineering, surveying, and environmental services to Kay Builders, Inc. in the phased development of three adjoining subdivisions comprising almost 150 acres. Pennfield Place, which includes 92 townhouses on 20 landscaped acres, was completed in the early 1990s. Construction on the 80 townhouses in Pennfield East started soon thereafter. Three tennis courts and a basketball court are included on the perimeter of the 25-acre community, making the recreational amenities convenient to both townhouse communities. Heatherfield, an adjacent development of 160 executive-style, single family homes, is now under construction. BIA's scope of services to Kay Builders includes:

• Boundary and topographic surveys
• Site plan development with lot and roadway configuration designed to optimize land usage
• Design of approximately three miles of roadways within the three developments
• Coordination of traffic studies to determine the impact on the public roadways
• Design of upgrades of four major intersections, including widening of approaches and adding turning lanes
• Wetland permitting for the construction of a regional detention basin to serve a significant portion of that area of the Township
• Design of stormwater control systems
• Design of sanitary sewer and water lines for each community
• Design of offsite extension of sewer lines to a municipal pumping station
• Coordination of landscaping plans
• Approvals with all necessary local and state authorities
• Construction stakeout
