Abandoned in 1989, the hotel remained closed for nearly a generation with significant damage on the interior and upper levels. In 2004, the building was acquired and renovated as a condominium with great care for the surviving historic features, while combining the upper levels’ 170 hotel rooms into 30 suites. This use has restored numerous elements of the original building as well as retaining its original elevator lobbies.
BIA provided all engineering services in the conversion of a historic hotel into 30 luxury condominium suites, with street level retail and
service uses.
BIA Construction Services prepared a property condition assessment. 
BIA Civil provided the landscaping, as well as parking lot design.
BIA Environmental identified and coordinated the removal of underground storage tanks.
BIA structural reconfigured interior space, and designed building repairs and modifications, which included elevator shaft modifications, repairs to cracking concrete floor slabs and terrazzo, and repair of deteriorated concrete floor joists.
