The report we prepare for you will:
Describe the overall physical condition of the facility, including pertinent components or systems and identify physical deficiencies and conditions that would limit the expected useful life of major components of the facility. The report will also include photographs of the conditions described.
Identify significant defects, deficiencies, items of deferred maintenance and visible material building code violations as a result of a visual survey. The report includes results of our original research and, when available, copies of documents that were reviewed as part of your assessment.
Include estimated costs to remedy the noted physical deficiencies; we will also prepare a replacement reserve schedule for the term that you specify.
In addition, BIA can manage design and construction of repair and replacement projects. We can also assist with establishing a Preventive Maintenance Program resulting in obtaining the maximum life of assets and minimizing unplanned emergency repairs, which are more costly and very disruptive.
